In co-operation with lawyers, ERI Kinnisvara has prepared a number of broker contracts to make the customer as well as the real estate agent performing a certain task feel safe. The broker contracts and other records compiled by us, necessary for the transactions have justified themselves in all the arguments concerning law disputes.
The main clauses of the broker contracts are:
- who is the real estate agent dealing with the sale of the object, who is responsible for organising the sale, and who defends the rights of the seller;
- brokerage company’s obligations to advertise the object and the different possibilities of sales techniques, e.g using the advertising poster on the premises of the object;
- selling price and the amount of the commission fee paid to the real estate agent;
- the validity period of the contract and terms of expiration/termination of the contract.
The contracts used by ERI Kinnisvara:
- ERI’s exclusive brokerage contract with the seller, i.e. a brokerage contract of the exclusive right to represent the seller
- ERI’s brokerage contract with the buyer
- ERI’s brokerage contract with the seller
- ERI’s report on pre-contract negotiations
- ERI’s reservation contract (it is made primarily in case of the purchase of development projects)
- ERI’s lease contract
